Setup turns a delivered home into a livable one. It usually includes setting piers on the pad, leveling, joining and sealing the marriage line on a multi-section home, installing anchors, and putting skirting and steps back on. Utility hookups are often done by separate licensed plumbers and electricians.

Texas licensing

In Texas, manufactured home installers must be licensed by the Texas Department of Housing and Community Affairs (TDHCA) Manufactured Housing Division, and installations have to follow the state installation standards. The installer reports the installation to TDHCA. Ask for the installer's license number, which you can look up on the TDHCA website.

Before setup day

  1. Have the site cleared and graded, with good drainage.
  2. Check city or county placement rules and any permits.
  3. Arrange your power, water and septic or sewer connections.
