East Texas clay soil swells when wet and shrinks when dry, so homes on piers settle over time. Signs you need re-leveling include doors that stick or won't latch, cracks over doors and windows, sloping floors, and gaps at the marriage line on a double-wide.
What re-leveling involves
A crew checks the home with a water level or laser, jacks it at the frame, and shims or adjusts the piers until it's level again. Damaged piers or pads get replaced. Many manufacturers suggest checking the level after the first year or two and every few years after that.
Leveling after a move
Every move ends with leveling. In Texas, installing a manufactured home has to be done by an installer licensed by the TDHCA Manufactured Housing Division.
